Manhattan Beach Condos For Sale
In Manhattan Beach, you can find just about any type or style of home that exists anywhere, including many Manhattan Beach condos for sale. No matter what type or style you may choose to purchase, because it’s in Manhattan Beach, it will be first class, built solid, have great design and value. The homes here are as diverse as you will find anywhere. The homes are located in several different neighborhoods, or sections, of the town, and each section basically has one or two basic types of homes unique to that section. Example: The large 2-3 story homes that are located along the beach, are called the Strand Homes and are something all to themselves in style, amenities, pricing and demand. These Strand Homes are some of the most expensive homes that you will find anywhere. Many of the older original large homes have been torn down in recent years and replaced by the newer mansions that are sitting along the beach today.

One thing to remember about Manhattan Beach real estate (and almost all beach real estate) and that is: there are no available lots to build on, or vacant land. So when a house is demolished and the land cleared the lot itself becomes a valuable piece of property to be fought over, and sometimes ends up selling for way more than the original asking price. It is about the same way in the other neighborhoods also. Many of the original homes built after World War II, in The East Manhattan Beach section of town; The Liberty Village and The Manhattan Heights Neighborhood are large single family homes built originally on larger lots so they have fairly large front and rear yards. These two sections are family favorites because of the large lots and yards. Many of the older homes are also being torn down and replaced with modern new single family homes, and the yards will not be as large as the original yards because they are building the homes bigger and bigger.
The Sand Section takes in all of the beachfront areas and go back about 4-5 blocks to Manhattan Avenue and takes in The Strand Homes, The Walk Street Homes, The old El Porto section, which is now called North Manhattan Beach, and has many Manhattan Beach condos for sale.
The Sand Section has many different sizes and types of homes, and lot sizes. Before Manhattan Beach annexed El Porto, that area that runs along the El Segundo Border, was part of Los Angeles County. In that area there are houses literally taking up complete lots, leaving no yard at all on some of the houses built while it was county area. The lots in that neighborhood are very small, thus the houses are smaller. There are older single family homes, cottages, and bungalows in that area.
In The Tree Section, many of the streets are lined with trees, and there are strict regulations about removing the trees and a heavy fine for doing so. Homes here vary in size from around 700sf cottages to huge 3400sf new construction. This neighborhood offers a variety of home styles because many of the small single family homes and cottages that were here for decades are being torn down and replaced with larger more modern homes. This is a very family oriented section of town.
Another section of town is The Hill Section. This section of town is known for its large lots and mansion like homes. The lots here sit atop a hill overlooking the city and many of the houses have wonderful ocean views. This is the 2nd most expensive area in Manhattan Beach. The remaining section not discussed yet is the gated community of Manhattan Village. This is part of East Manhattan Beach, and offers luxurious townhomes, court and patio homes, and estate homes. The community has golfing, a soccer field, parks and its own pool It is guarded and gated and there are many celebrities and well known sports figures living in Manhattan Village.
